Charter Hall engaged TRICON to assist with value and time management during the pricing and ultimately negotiation of the contract for the base build works. Following an initial delay to commencement, TRICON were set the challenge of delivering the project ahead of schedule to enable store opening in time for Christmas trading, reducing the construction programme from 25 to 18 weeks.
One of the most significant challenges was the fact that the original scope of work was based on previous Dan Murphy’s specifications and documents, TRICON were instructed to deliver to the new 2017 Dan Murphy’s brief, placing even greater pressure on procurement and lead times.
TRICON worked closely with the client and tenant in both initiating and facilitating an integrated fit-out, and through acceleration of the base build works and close collaboration with all key stakeholders, the premises were constructed in an impressive time frame of 16.5 weeks.
This achievement was a remarkable 10 weeks ahead of original schedule and 7 days ahead of the accelerated schedule, which enabled the store to open on 27th November 2018 in time for the Christmas trading period.
TRICON were engaged by Charter Hall to assist with the design and construction of the new Sonas Childcare Centre in Wanneroo. The large number of windows allows plenty of natural light to fill the rooms, while externally the natural colour of the cladding blends in seamlessly with the native landscape throughout the carpark and playground.
We were able to overcome many challenges during the early stages of the project, grout injection and screw piling required for structural support of new and existing buildings as well as the re-diversion of existing main service lines.
We worked closely with Charter Hall centre management to ensure all shutdown works were undertaken during the night so all tenancies could continue to operate as normal. As we were operating within a live shopping centre there was a high priori ty on keeping site activity and traffic to a minimum.
Through successful pre-planning and accelerated procurement TRICON were able to reach practical completion in June 2021, which was 8 weeks ahead of programme. A great result considering the challenges at the start of the project and ongoing effects of the pandemic.
The client engaged TRICON to assist with the construction of a new high end finish warehouse/office building located on Welshpool Rd in Welshpool. The works involved a substantial structural steel and concrete panel design, with feature cladding and a large glass façade that leads into the showroom.
Internally, the suspended slab incorporates an open boardroom, including mezzanine office and amenities area that overlooks the polished concrete floors in the showroom. Externally, a large asphalt carpark and landscaped areas, as well as a septic tank and leach drain system. TRICON were set with a challenge of delivering the project on schedule due to several weeks of excessive rainfall which delayed concrete works at the front end of the programme. We were able to overcome the ongoing labour and material shortages caused by the pandemic, through early procurement, working closely with key stakeholders and strong cooperation with our subcontractors.
The project was successfully complete on time and budget in November 2021 in a timeframe of 30 weeks.
Charter Hall engaged TRICON to redevelop the office building in Welshpool which was previously damaged in a fire and subsequently demolished. The new building contains two large open office spaces, fully equipped with personal office spaces, meeting rooms and amenities.
TRICON took the initiative to offer value engineering in areas such as mechanical, sunscreens and structure to provide the client with cost savings whilst ma intaining the quality of finish. As the building site was situated within a live operating environment, we worked closely with the tenant to ensure all safety protocols and procedures were being adhered to throughout construction.
Due to excessive rainfall during winter months, reducing the workable time on site available to pour ground slabs and in-situ concrete panels TRICON were fa cing an overall project delay of 50 working days. Through successful pre-planning and collaboration with key stakeholders and subcontractors we were able maintain budget and programme, reaching project completion in January 2021.
The works associated with Hawaiian’s Park Centre Upgrade located on Albany Highway Victoria Park comprised of the demolition of existing external concrete paving in order for the realignment of barrier kerbing to make way for new washed exposed aggregate paving, the construction of three new entry statements, timber planter boxes and bench seating to suit Hawaiian’s branding.
Works were carried out within a live operating shopping centre environment where access to almost every tenancy directly impacted by the upgrade works, is restricted to one external entry and egress for both patrons and staff alike.
The new signage pylon, landscaping and irrigation works were coordinated to suit the staging of car park resurfacing works within a facility already under pressure to accommodate parking for patrons on a daily basis.
In addition, the refurbishment of the existing service corridor, male and female amenities were undertaken within the tight project timeframe.
The Royal George Hotel was originally built in 1903 and operated as a hotel until 1979. The property was purchased by Saracen Properties in 2017 and TRICON were engaged in August 2020 to undertake the heritage restoration works including the copula, chimney, roof sheet replacement, timbery joinery, metalwork and tuckpointing to brickwork and limestone.
The restoration of the veranda involved a combination of timber joinery and metalwork, including the refurbishment of the existing wrought iron balustrading and veranda flooring. The timber window and doors were also refurbished with a glazing upgrade to the windows.
TRICON carefully procured the trade packages, working closely with heritage experienced trades and suppliers to restore the unique heritage features of the building. Project challenges were dealt with efficiently by setting hold points and working closely with the key stakeholders, including heritage architects, engineers, and local council.
TRICON completed each package of stage one on programme, ensuring a high quality of work was maintained through to stage completion in September 2022.
TRICON was engaged by Australian Development Capital to assist with the restoration and conservation of the building’s facade through paint removal and tuckpointing of existing brickwork, including structural bracing of parapet and treatment of the stucco banding. The fitout was highlighted by the use of locally sourced old jar rah floorboards, restoration of pressed metal ceilings, limewash walls and the clay charcoal tiles on the bar fronts created the ‘ruin’ feel.
TRICON were faced with challenges to complete external works on a busy corner block within the city and hoarding permit timeframes.
This was overcome through accelerated programming and early procurement bringing an old rundown building back to life.
Since completion in January 2021, we have been involved with th e fitout of the adjacent food and beverage tenancy, which is now trading and operational.
Charter Hall engaged TRICON to assist with design and construct of the new Nido Childcare Centre which is situated within the live operating Secret Harbour shopping centre. We worked closely with the centre management team to ensure any challenges around site logistics had minimal impact to the facility, staff and patrons.
The project provided TRICON with the opportunity to specialise in building innovation through the Design and Construct agreement. TRICON pushed our design team and local supply chain to the limits to deliver a customised prefabricated LVL and timber design solution, not only saving time during the procurement and construction process but assisting our client to recognise their embodied carbon emission targets.
